Lana Hills project - Sahl Hasheesh projects

Lana Hills Elite residential estate is located in a resort community of Sahl Hasheesh, which in turn lies in a picturesque bay of the Red Sea (the Arab Republic of Egypt).

Sahl Hasheesh is a resort city, located 18 km away (approximately 20 minutes) from Hurghada famous tourist centre with its international airport. The total area is 32 mln sqm. The rich, ripe infrastructure of Sahl Hasheesh, its developed green area and successful location of the Lana Hills estate together provide a beautiful view of the sea, comfortable leisure and full access to water from literally every site of the beach area. Golf courses designed by the world famous Kurt Rossknecht, located in immediate proximity, the total area of which is 6 mln sqm, and the sites specifically designed for water sports, will ensure a perfect combination of active leisure and business. The budget of the whole project is USD17.5 bln. The standard of the resort complies with the highest requirements and will exceed Sharm Al Sheikh, Macadi Bay and Soma Bay.

«Egyptian Resorts Company» controls and supervises the construction of public infrastructure. A number of objects have already been constructed, such as roads, communications, beaches, the embankment; the budget for all these has already exceeded USD180 mln.

Construction on all sites is permitted only after an official approval of the project has been received from the «Egypt Resorts Company», which guarantees a unified concept of the resort, balance in terms of infrastructure objects and its effectiveness, and finally, increases the general appeal of the resort area and hence the real estate prices in the region.

The local plan includes:
- 20 hotels constructed and operating in compliance with international standards, with beaches available to all the citizens and tourists residing in Sahl Hasheesh (the «LTI Piramiza» has already been raised and has been operational since May 2007)
- An 11 km long embankment, on which a number of cafes, bars, restaurants and other entertainment objects will be operating
- Golf courses
- Luxury residential blocks, consisting of apartments and villas (first apartments were delivered to clients in the beginning of 2007)
- The «Serennia» project, which involves construction of a sea port, a yacht club, a luxurious SPA-centre, helipads and other objects.

According to a beach classification program operating in Egypt, Sahl Hasheesh beach belongs to the highest category. A natural island right opposite Sahl Hasheesh is a decoration as well as protection against possible storms.

The National Underwater Park «Sunken City» is developing rapidly. It is a city sunk in the water like the Atlantis, which looks like an ancient Egyptian town. The mysterious underwater city attracts adventurers from all over the world. Divers come here over and over again in order to appreciate the beauty of the Red Sea, with its wide variety of forms, shapes and colors.

Total Built up area is 35 317 sqm of which:
• Built up area of apartments 32 517 sqm
• Built up area of the 2 villas 1 300 sqm
• Built up area of the Administration building 1 500 sqm

According to the project design, 2 or 3 storey buildings dominate on different artificially or naturally drawn levels which provides with beautiful views of the sea and the golf courses from practically every apartment. Area of apartments varies from 70 to 200 sqm. Double-floored apartments are also available.

There will be 313 apartments of which:
24 one bedroom apartments with a gross floor area ranging from 66 sqm to 90 sqm
282 two bedrooms apartments with a gross floor area ranging from 92 sqm to 112 sqm
7 Duplexes with a gross floor area ranging from 198 sqm to 200 sqm

Lana Hills has a unique club-type infrastructure, in which nature and technology intertwine to deliver the best possible comfort. The whole system of social life in the estate is divided into two main groups: external and internal.

External infrastructure includes golf courses, beaches designed to the highest standards, a sea port, a luxurious embankment, a shopping mall with supermarkets, restaurants, bars. The Sahl Hasheesh management company will also open a medical centre and a few drugstores. Proximity to the National Underwater Park and world famous Sahl Hasheesh hotels prescribes the highest level of comfort to surrounding areas.

All external infrastructure objects will be located outside the Lana Hills estate, which will provide for calm and peaceful life inside the estate. Moreover, inhabitants will not have to pay for all the maintenance these objects require, but will have full access to all the services provided.

Own infrastructure of the estate includes spaces specifically designed for all-year-round leisure, for families and individuals, for children and adults. There is a SPA-centre, a Fitness-centre, a Kids’ Centre, a restaurant, a bar, a mini-market, parking lots – all specially for Lana Hills residents. Three swimming pools will also be available – one of them will be heated for use during the winter season. Multi-profile sports areas for volleyball, basketball, badminton and mini-football will be open to all adepts of sports. Transfer to Sahl Hasheesh and Hurghada shopping malls and to the international airport will also be provided.

Services and maintenance :
All the estate’s services are executed by a professional team and are available 24/7. Sanitary and electricity technicians, regular waste removal, road cleaning, landscape design and maintenance of public areas, swimming pool maintenance, engineering and other services will make living in Lana Hills comfortable to the maximum. Also a reception will be created for providing all the necessary services to the inhabitants.

Multi-level system of security has been installed along the perimeter of the whole of Sahl Hasheesh. The perimeter itself is secured by active waveguide gaskets. Video surveillance covers every spot of the surrounding area. At the entrance to Sahl Hasheesh there are a number of check-points run by state armed security guards.

Three-level security system and video surveillance, regular patrolling executed by fast response groups of trained soldiers will guarantee security of inhabitants and those on vacation.

Extra 30% within 1 month max
